Tarling Estate

Latest update

To improve fire safety and to achieve a 'B1' EWS rating at the Tarling Estate, our contractors, Hill, have now taken possession of site and are setting up ready to start remedial works, aiming for completion by late December 2024. For questions, contact the Hill site manager, Duncan Ouchterlonie, on 07966 115064 (Mon-Fri, 8:00 am - 5:00 pm). You can also email residents@hill.co.uk or call 0800 032 6760.

There will be some noise due to the nature of the works, but Hill will work to keep disturbances to a minimum.

For your safety, avoid the work areas. Hill will separate construction access from resident homes, providing a designated walkway for residents and maintaining access to communal areas.

Hill also remind residents to inform insurers about the external facade works, as they may require notification of scaffold placement.

Please find the programme of works below.

Homes England application

To help with the costs of the works, we have registered for the Cladding Safety Fund from Homes England. We’re required to inform you of this application in line with Homes England. We have posted letters to residents about this application, but there is no action that residents need to take regarding this.

A fire risk appraisal of external walls (FRAEW) was carried out in January 2023 and will be submitted to Homes England as part of the application.

We will await a response from the Homes England to confirm acceptance onto the Cladding Safety Scheme. You can find more information about the scheme here

April 2024: an update from our contractors regarding the gas works.

  1. Residents were advised on 11 January 2024 that the works detailed on the programme at that time, the façade remediation works, would not require access into their properties. This still remains the case. The gas works were not part of the scope of works considered at that time as we were still awaiting receipt of the report from your specialist consultant which was issued at the beginning of February 2024.
  2. The gas distribution pipework needs to be re-positioned externally to the building to be fully compliant with the regulations and that is the premise on which the designs are being prepared.
  3. Unfortunately, this will require new gas distribution pipework and an isolating valve to be installed internally within each upper floor property in line with gas regulations. We will also need to provide earthing of the gas supply pipe internally which will need to be wired back to the electrical distribution board.
  4. Our proposal is to install the gas risers within recessed, ventilated ducts with a ventilated cover up the rear elevation of the buildings on the outside wall facing the main blocks (Dean and Brinsley) as this is the closest location to the boilers and any gas appliances located in the kitchen.
  5. We are considering the options of the internal pipework and isolator valve being installed in either the existing high level flue duct or in a low level skirting boxing. We require technical compliance sign off from our gas safe installer on either of these options before we can comment further on the works required internally within each property.
  6. We will install the new external pipework – unconnected – during the fire safety works being undertaken on the building. Once the scaffold has been removed we will then carry out the internal installation and the changeover from the old to new distribution and any subsequent making good and redecorations.
  7. Durations for the internal works are shown on the current programme as an overall duration – we do not anticipate working continuously in each property throughout this period. Rather we intend to carry out the works in a defined period on a plot by plot basis in consultation with individual residents to work around their commitments wherever possible.
  8. At this time, the best we can advise is:
    1. 2 - 3 days for dry fitting of internal pipework and alterations to boiler connections etc
    2. 2 - 3 days for switchover of gas pipework to include re-commissioning of boiler, ovens etc.
    3. 3 – 4 days of making good and re-decoration within properties.
