Project updates

We're committed to keeping you updated on building safety work taking place in your home. On this page, you can easily find detailed information, progress updates, and key project phases for our major remediation projects.

Remediation project phases

Whilst each remediation project is different and subject to change, generally it will go through the following four phases:

Phase 1: assessment and findings (approx. 6 months)

We begin by assessing the current state of the building, including conducting fire risk assessments and health and safety inspections. Regular updates will be shared through letters and our website.

Phase 2: programme confirmation (approx. 3 months)

Once the programme details are confirmed, we'll update you on the project timeline. We will also invite you to meetings if necessary and inform lenders about the work.

Phase 3: remedial works (approx. 3-14 months)

This phase involves carrying out the main building improvements. We'll keep you updated via email and provide a contact person for any questions.

Phase 4: certification and completion

When the work is complete, we will share a summary and provide any required certifications, like the EWS1 B1 certificate, along with updated safety reports.

Current projects

Bailey Tower & Harrison House

External cladding works are now complete and fire engineers have upgraded the EWS1 form for Bailey Tower and Harrison House from a B2 to an A1 rating. This is the highest that can be achieved.

There are still fire safety issues internally in flats and we are working with our contractor, Bellway, to resolve these. Once the programme of work is agreed, we will communicate this to you. We hope to start work in Autumn, but this is still yet to be confirmed.

Geoffrey Woolley House

Our contractor, United Living, will be starting work at Geoffrey Woolley House from 11 November 2024. They will be preparing for the main works, which are due to begin in January 2025. These works will replace the building's exterior insulation. A meeting will be arranged between residents and the contractor where they will outline the works in more detail. We will notify residents about this when it has been arranged.

Leopold Buildings

The cladding works due to begin at the Leopold Buildings are now at contract stage. The design is being finalised and we are planning to start work in late Autumn. Residents will be notified when a start date is agreed with our contractors, United Living.

On 3, 4 & 5 December, United Living are carrying out some digging to survey the ground stability before carrying out cladding works. This may cause some disruption and they will need to access some properties. If you have any concerns about this, contact Gary Glover at 07932 093 502.

Leopold Buildings - Digging Works

Luke House

Works are expected to start late summer/autumn 2024, with expected completion in spring 2025.

These works are necessary to improve safety and achieve an EWS B1 rating (find more information on this here).

To help with the costs of these works, we have registered for the Building Safety Fund from Homes England. We’re required to inform residents of this application in line with Homes England, but there is no action for residents to take regarding this. A fire risk appraisal of external walls (FRAEW) was carried out in January 2023 and will be submitted to Homes England as part of the application. We will await a response from Homes England to confirm acceptance onto the Building Safety Fundy Scheme

McGlashon House

We have carried out a PAS9980 survey to establish what works are required to remediate the external walls to improve fire safety.

We are now working with Mears, our contractor, to design the works to replace the cladding for McGlashon House and make sure they meet legal fire safety requirements. You may notice staff from Mears at the building — they are looking at the property to help them design the works. They may require access to your garden — please allow them access if they ask (they will always have an ID). Please observe any signage and demarcation zones. We hope work to commence in early Spring.

Peter & Painter House

As cladding work continues to progress, we will now be rendering the walls in communal walkways. These will be 'wet' works - please observe any signage and we apologise for any temporary inconvenience this will cause.
 
We also hope for the scaffolding to come down at the end of November 2024. If you have any queries or concerns about this, please contact Adrian Cocosila on 07850 504 639.

Stuttle House

Scaffolding at Stuttle House has now begun and will be in progress for roughly 10 weeks. Following this, our contractors will start to remove the buildings existing cladding at the beginning of October, starting at Level 6 and then working their way down. This will be in progress until December.

United Living are also carrying out work to replace any old TV aerials. Please contact Resident Liaison Officer, Gary Glover, on 07932 093 502 to book an appointment on the 4, 5 or 6 December to make the replacement (see more detail at the link below).
