Fire door inspection project

For your safety, we're carrying out fire door inspections to both communal and flat entrance doors for our buildings above five floors. This is in line with the new Fire Safety Act which comes into force from 1 January 2023.
As your landlord, we're responsible for making sure all fire doors are up to standard, which is why we're scheduling routine inspections of these fire doors.
To carry out the inspection of the flat entrance doors, we will need residents collaboration and would really appreciate being let in to inspect doors on the day. The inspection will take no longer than a few minutes and we will need to check the back of the door, the side of the door as well how the door closes.
Any residents who we will be visiting, will receieve a text message advising the date the inspection will take place. These inspections will take place on a quarterly basis for all communal doors and annually for flat entrance doors.
During the inspections, we will check the following:
- We will look for a label stating the type of fire door (this is sometimes located on the top or side of the door)
- Check for gaps on the top or side of the door (these gaps shouldn’t be more than 4mm when the door is closed and not more than 8mm under the door)
- Check the door's self-closing device. The fire door only works when it’s closed, the door is useless if wedged open or cannot close fully
- Check all hinges are firmly fixed with no missing or broken screws
Fire doors are important as they create a barrier from fire and toxic smoke. They prevent them from travelling around a building during a fire. They also keep damage to a small area, allowing for evacuation, stay put and safe access for the emergency services.
In our buildings with more than five floors, fire doors will be found in stairwells, corridors and flat front doors. They will also be found protecting areas where there is a risk of combustion such as a bin room, electrical room, plant room and service cupboard, which is sometimes located along corridors.
